In a state where growth is showing no signs of slowing, Florida’s homebuilding industry is facing a lot of pressure to keep pace. However, building entire communities from the ground up is time-consuming and capital-intensive. Preparing land, laying roads, and installing sewers and utilities requires technical expertise and experience with everything from permitting to platting. Managing every aspect of a community build can be risky for large homebuilders. It’s challenging to turn new communities around quickly, and when not done efficiently, this phase of development can quickly eat into profitability.
This is where Jobalia Development Group steps in. With decades of hands-on experience, strong relationships with local municipalities, and a relentless focus on execution, we’ve become a trusted land assembly partner for some of the nation’s top homebuilders. Jobalia accelerates residential development pipelines by transforming raw land into fully prepared, ready-to-build lots. Our strategy has been highly successful, and we’re here to share some lessons we’ve learned along the way.
1. A Strong Process Equals Strong Performance
A strong, time-tested process is one of the keys to JDG’s success. Our approach to infrastructure development is like the front-end of an assembly line. We manage the entire pre-construction process (permitting, zoning, roads, underground utilities) quickly and efficiently – because pre-construction is all we do. Securing entitlements and building residential infrastructure can take anywhere from two to four years, but our proven process allows us to do it faster, smoother, and with lower risk than most developers.
Over the years, we’ve delivered nearly 5,000 lots across 30+ neighborhoods. This efficiency doesn’t come easy, and it’s not something that happens overnight. We’ve built this scalable process through experience, technical expertise with underground utilities, and deep knowledge of permitting, platting, and municipal regulations. These skills add significant value for our partners, as we’re capable of accelerating new home builds by weeks or months.
2. There Is No Substitute For Experience
Jobalia’s leadership team is comprised of some of the industry’s most experienced veteran talent. Additionally, we’ve succeeded in attracting strong employees who know all sides of the business.
Dipak Jobalia founded the company in the 1970s and primarily focused on underground utility work at the time. His son Anand Jobalia took over in 2004. Anand worked as an investment banker prior to joining the company, where he gained significant experience negotiating deals, raising capital, and executing master plans. Anand steered the firm toward residential development and secured some major partnerships.
President of Residential Development Thomas Mehegan has over 50 years of underground utility work and has developed some of Florida’s largest residential communities, including Pelican Bay in Daytona Beach and Venetian Bay in New Smyrna. Mr. Mehegan has maintained his Underground Utility and General Contractor license for more than 25 years.
While the firm has some tremendous leaders, we’re always recruiting and mentoring younger talent, which will help our business sustain its excellence for years to come.
3. Trust Is Crucial In This Market
Time is money in the residential development business. Lengthy project delays can be very expensive, and land sitting idle on a balance sheet can also pose significant risk for homebuilders. At JDG, our partners trust us to help mitigate these risks. Our reputation is built on outcomes, and we’ve earned trust by delivering results on time and on budget over and over again. In an industry where delays quickly eat into profitability, having a land assembly partner you can trust makes a big difference. Our trust, expertise, and excellent track record are three reasons why the nation’s top homebuilders partner with us.
4. Building Strong Communities and Enabling Homeownership Drives Us Forward
JDG doesn’t just prepare land; we set the foundation for strong communities and enable homeownership across Florida. We create places where families grow and thrive. We install new infrastructure and utilities so thousands of people have a place to live each year. With the housing supply still lagging behind demand, we still have a lot of work to do, and we’ll continue to support major homebuilders and long-term residential growth for years to come.
For homebuilders looking to keep up with Florida’s booming demand, Jobalia Development Group can help you form a strong land assembly strategy. Our experience, process, and people can help drive growth and new homes across Florida’s top areas.
